A constructability review is a formal, proactive process where experienced construction professionals analyze a project's design documents early in the planning phase. The goal is to identify potential problems, conflicts, errors, and omissions that could impede the project during the actual build. By resolving these issues before construction starts, the review helps to significantly reduce RFIs, minimize costly change orders, and keep the project on budget and schedule.

Performing a constructability review is essential to proactively save time and money by applying real-world construction knowledge during the design phase. It identifies and resolves design conflicts, omissions, or impractical elements before building begins, significantly reducing the need for expensive changes and Requests for Information (RFIs) later. Ultimately, the review ensures the project can be built safely, efficiently, and to the highest quality standard, leading to a smoother construction schedule and better final outcome.

The Return on Investment (ROI) of a constructability review is consistently high, with industry studies frequently reporting a $10 to $20 savings for every $1 invested in the review process. This significant financial return is primarily achieved by avoiding costly change orders and design-related issues, which can otherwise add 10-25% to the total contract value. By ensuring project feasibility and minimizing on-site conflicts, the review also prevents expensive schedule delays and enhances overall construction quality.

  1. Massive Cost Reduction: By identifying errors, conflicts, and impractical details early, reviews prevent expensive field changes, with many studies showing a $10 to $20 savings for every $1 invested.
  2. Reduction of Change Orders: The review catches design deficiencies before bidding, drastically reducing the number of change orders that typically plague a project's budget and timeline.
  3. Faster Project Completion: A fully vetted, buildable design allows the contractor to proceed without costly interruptions, minimizing delays and keeping the schedule on track.
  4. Dramatic RFI Reduction: Resolving ambiguities and missing details in the documents before construction slashes the volume of Requests for Information (RFIs), which consume significant time from both the design and construction teams.
  5. Improved Safety: Experienced reviewers assess the design for high-risk construction methods, leading to suggested modifications that improve worker safety and compliance on site.
  6. Higher Quality Bids: Clearer, well-coordinated contract documents reduce contractor uncertainty, resulting in more accurate, competitive bids with lower contingency pricing.
  7. Enhanced Risk Mitigation: The process proactively identifies risks related to site logistics, material availability, and utility conflicts, allowing the owner to address them strategically instead of reactively.
  8. Superior Design Quality: It ensures the final design is not just aesthetically pleasing or structurally sound, but also practical and efficient for the tradespeople who have to install it.
  9. Fostered Team Collaboration: The review process forces designers, engineers, and construction experts to communicate and align goals early, building a cooperative environment that lasts through construction.
  10. Minimized Rework and Waste: By perfecting the plans and specs upfront, the need to demolish and rebuild incorrect work is virtually eliminated, conserving materials and labor hours.
